      @@llahi Really? This interview, Fake instagram followers (insta account only a few more months than one year old), company website (only 1! year old, although the company says it exits for 7 years), region in Bali is well know as a scam region, property images are made by AI and are not real, #1 in Bail achieved in 1 year, really?, 125+ properties (incl corresponding investments) in 1 year, really?, high ROI and NO risk (if it sounds to good to be true....), almost internet no traffic to the company website (and that for the #1 one in Bali), no links from other websites to the company website (and that for the #1 in Bali), all info about Coco Investment Group is written by the company itself, no independent information available (and that for the #1....), only 3 (of course great) Google reviews (all written in the same month last year), only 10 truspilot (of course great) reviews (all written in the same month - sep '23 -, probably banned by Truspilot after this month)..........should I go on? Btw, all above can be verified by everyone on the internet. Please people, do not invest !!!

    Why do Hong Kong companies avoid hiring foreigners? Why are they unwilling to provide work visas for foreign workers? Is there any specific reason? thank you, nice video

    • @Emerhub
      @Emerhub Місяць тому

      Given the demands that companies have and the supply of talented individuals within Hong Kong, it may appear as too much work to bring a foreigner in. Because a foreigner wouldn’t have first hand knowledge of the market, and would require more of a “settling in” period than a person who already lives there. Thankyou for watching the podcast and commenting!

    I went to Jakarta international school back in the late 80s. Bali was a gem back then. Uluwatu was our surf spot. There was literally nothing in Uluwatu. We had to make our way down thru the brush to surf all day. Epic times back then! crazy development now. Bali has forever changed. Way too many tourists now. Overdeveloped. I am forever grateful i got to experience and live in Indonesia back in the 80s and 90s. Bali Dong….Gila bule! Jakarta-Sel.

    Waaaaay tooo many investors in Bali now.... prices for rentals are dumping to secure renters. Property prices are now to high for the investment return. Builders are still quoting over 20 % returns but that's false advertising. We are lucky to get 5% now.. and after 25 years your money is GONE! Thailand is offering 100 year lease instead of 25 or 30... probably better to research there. Im in Bali now doing more area research and its not looking good. Dont forget its a 3rd world country so there are other issues like sewage, lack of water supply, plumbing issues, loss of power and property scams as well. Dont jump in... do your research!!

    Hi, really enjoyed the podcast. You've gained a subscriber. You spoke a little about green zoning in a previous podcast, from which I understand is agriculture land. Im looking to buy land in either Pererenan, Uluwatu or Ubud. Let's say the land is Yellow zone for each area. Do the yellow zones have any differences depending on area? Also if I'm looking to build 4 small villas on freehold land an rent them on airbnb, is that allowed with yellow (residential) zone? or is red zone (commercial) what this is for? Look forward to your response.

      Thank you for your message and we are happy you enjoyed our podcast. Indeed inside each zone you might also have some difference. It is important to do a due diligence or check each plot of land and what is authorized (licence, maximum land construction coverage etc). Regarding Airbnb the situation is more complex on how to get the appropriate license. Feel free to drop an email to us bali@emerhub.com so we can provide more details into an email. We can accompany you during the process from the visa application to the purchase of the property by handling all the legal part.
